A) Pre and post backup service:
Casa Antica Properties offers a full pre and post sales backup service to ensure a trouble-free buying experience.
Our service starts before the purchase by helping you with hotel reservations for your viewing trip and of course accompanying you on visits to candidate properties for sale so that we can answer all your questions relating to the properties and to the buying procedure in Italy.
Once you make your choice, the first step is the signing of a Preliminary Sales Contract which is legally binding and requires the payment of a non-returnable deposit of normally 10% of the agreed purchase price. The preliminary contract has to be registered with the tax authorities and naturally we ensure this is carried out correctly and on time. Purchase can take as little as 2-3 weeks largely because the Italian system of adopting a single arbiter ie the Notary to act directly for both vendor and purchaser considerably streamlines the timing.
B) Commission rates:
Casa Antica charges a sales commission of 5% of the agreed sales price plus IVA (value added tax) with a minimum commission rate applicable of Euro 3,000 plus IVA. The commission fee includes the drawing up and translation of preliminary sales contracts, and their registration, advice and help in opening bank accounts and the best way to transfer funds, arranging and briefing the notary for completion, help with utilities and local council contracts, and any advice required relating to property purchase in Italy. In short we undertake to help you every step of the way! We are always at hand for any advice and queries about 'how to' and 'where to buy' from furniture to plants for the garden and anything else you may need to know.
